McCORDSVILLE — A new community coming to McCordsville held an open house event for viewing of a model home and community progress on Feb. 24.
Drees Homes, a national home builder, announced in a press release the open house and opportunity to check out the new model home and progress on Vintner’s Park, a new community located off of CR 900N, along with a wine tasting hosted by Daniel’s Vineyard, which sits just to the west of the new development.
Drees Homes is headquartered in Kentucky but has communities located in Ohio, Kentucky, Virginia, Tennessee, North Carolina, Florida, Texas, Maryland and now Indiana.
Construction of homes in Vintner’s Park started approximately in March 2023, and so far has sold 45 homes with a total 16 that have been moved into, which will double in the next couple of months, according to Indianapolis Sales Manager Scott Drees. The community is broken into two sections — the Estates and the Orchards — and plans to have a total of 127 homes finished by 2026.
“It’s really turning into a community quickly,” Drees said.
Drees said that the Orchards are 75-foot lots with that dominant demographic being empty nesters or downsizers, and the Estates are larger, 95-foot lots where they see more traditional family home buyers.
Drees said that this development was well on its way as he joined the Indianapolis team in 2022, and that they chose McCordsville because of multiple reasons, one being its proximity to the Geist area.
As far as the type of community that Vintner’s Park will draw, Drees said he believes those will be family move up buyers.
Being the first development of Drees Homes to take place in McCordsville, Drees said that the response of those who have moved into and are buying has been terrific and that the community has a different feel from other communities.
“And they knew that when they drove in, they’re feeling it when they’re living here,” Drees said. “The lot quality and just how peaceful it is with the wood backdrop or a lake backdrop, and everyone loves the proximity to the vineyard.”
Live events from Daniel’s Vineyard have drawn some complaints of noise in the past by some residents of McCordsville; however, Drees said that he doesn’t think it will be a problem in the future, and that the cul-de-sac lots located closer to the vineyard were actually some of the first lots to be sold.
“For that exact reason, to be close to Daniel’s Vineyard and all the excitement and events that happen there,” Drees said.
During the open house event on Saturday, Drees Homes partnered with Daniel’s Vineyard to offer a wine tasting, and Drees said that they plan to host events in the future, both broker events and events for the existing and prospective residents.
“This area is just so pretty. There’s a lot of parks and recreation,” Drees said. “And then in addition to that, I want to say, once we started talking to McCordsville, it seemed like we had an aligned vision for both this land and they’ve just been excellent to work with.”
Drees said that these homes start at approximately $460,000 and has sold some of these houses ranging from $525,000 up to $1 million. The average price between the two sections in the community is approximately $700,000.
Drees said that a community of this stature always benefits the overall community, bring vibrance and excitement to the town of McCordsville.
“Especially this corridor, it’s one of the first communities if someone is traveling on CR 900, that they see of McCordsville so we’re really excited to kind of be that welcoming neighborhood into McCordsville and that display of what McCordsville is and can be,” Drees said.
Despite joining the Indianapolis team in the middle of the development for Vintner’s Park, Drees said he has been able to work with the town with architectural approvals and that their opinions were always welcomed and knowledgeable.
Drees said that in the Orchards section, there is a little less than half the lots remaining for purchase and the first part of the Estates is about sold out but they have just released 28 more lots ready for sale.
