McCORDSVILLE — Officials are looking to get started on another portion of an extensive development that aims to create a unique identity and character for the town.

A town board is seeking proposals from developers for a site consisting of about 3 acres along Broadway’s southeast side south of State Road 234.

The location is part of an approximately 50-acre planned development east of Mt. Comfort Road, south of Broadway and north of County Road 750N called McCord Square — a mix of commercial, residential and community space. McCord Square makes up the western portion of a total of about 130 acres eyed for McCordsville’s future town center.

McCord Square’s plans call for commercial uses in the area the town is seeking development proposals for.

“These are more of your everyday commercial services,” said McCordsville’s assistant town manager of planning and building Ryan Crum, naming possibilities like retail shops, restaurants and service-oriented businesses.

The McCordsville Redevelopment Commission owns the approximately 3-acre site and voted to issue a request for proposals from developers. The commission wants proposals that offer a price for the property, identify potential uses for commercial space, the total investment anticipated, if and how much public assistance would be anticipated, a schedule showing construction starting within two years, and other requests.

Proposals are due Feb. 28, and the redevelopment commission is slated to open them on March 1 before making a final selection on or around April 5.

“If any are received, you can then decide what to do with those and then move on to a negotiation with a developer of choice at that point. It’s really up to you,” Tim Jensen, principal of Veridus Group, told redevelopment commission members at a recent meeting. The Indianapolis-based consulting firm is assisting McCordsville with its town center project.

Fishers-based Rebar Development is spearheading the infrastructure for McCord Square and has plans for two four-story apartment buildings in its mixed-use district to the south of the commercial district. McCord Square is also planned to have a residential district off County Road 750N’s north side.

“Town center seems to be moving along at a good pace,” Crum said.
