GREENFIELD — A firm specializing in retail real estate is seeking approval from the city for a development involving three fast-food restaurants, including — no Facebook rumor here — a long-craved Chick-fil-A.
Proposed for the property at 2203 N. State St., just north of Steak ‘n Shake, the development is called Greenfield Market and also includes a Chipotle Mexican Grill and Panera Bread.
Midland Atlantic Properties, which has an office in Indianapolis, filed the plans with the city. The Greenfield Advisory Plan Commission is slated to consider approving the firm’s development plan for the project at its meeting next month.
The property is proposed to be divided into three separate lots — one for each restaurant — all of which would also offer drive-thrus, according to the plans. Access to and from the restaurants would be off State Street or Barrett Drive.
Midland Atlantic Properties bought the 3.35 acres from Francisco P. Salgado and Jose Melendez for $3.35 million late last year. The business partners owned an El Rodeo restaurant on the site until a fire destroyed it in 2012.
Midland Atlantic Properties also owns the nearby commercial property at the northeast corner of State Street and New Road that includes a Starbucks and Qdoba.
T. Aaron Boyle, managing principal for Midland Atlantic Properties, said that venture has done well.
“It’s just been a great property and Greenfield’s been great to work with, and obviously growing from a residential standpoint,” Boyle said.
Midland Atlantic Properties had its eye on 2203 N. State St. for a while, Boyle continued, adding the firm works with a lot of tenants that provide fast-casual dining. The property has good access, and its proximity to existing businesses and Interstate 70 provides a lot of traffic and visibility, he said.
“This site is appealing to that type of user,” Boyle said.
Should the city’s plan commission approve the development plan, Midland Atlantic Properties hopes to start construction in August and deliver the properties to the tenants in March or April 2022.
If approved, getting a Chick-fil-A is bound to excite many Greenfield residents. The company, a landowner and the city debunked a rumor in March after a Facebook page falsely claiming to be associated with the restaurant chain announced a location was going to be built in the 1800 block of North State Street.
Greenfield Mayor Chuck Fewell said in his 2020 State of the City address that getting a Chick-fil-A was the top answer in a mayor’s youth council survey that drew 900 responses, and that that city had reached out to the fast food chain many times.
